We can assist in every aspect of the buying procedure, from sourcing a property to negotiating the best terms, whether the property is brand new or not. Whilst acquisition is taking place, we would actively market the property for investors so that a tenant can be found as close to completion as possible.
Unless a purchase is cash only, it is essential to establish how much mortgage funding is available prior to starting a property search, in order to avoid disappointment. Lender's criteria have become stricter in the current market; we can recommend a reputable broker who can advise on this. Once a budget has been set, it is then useful to identify requirements (i.e. size, location etc.) and decide which are essential and which can be compromised. Remember, no property is ever perfect, whatever your budget. Once priorities have been established, then your search can begin.
VENDORS
The most important aspect of marketing a property for sale is the asking price. Accurate valuation is of paramount importance; it should take into account current market conditions and prices actually being achieved. Taking a cursory look at similar properties on the internet does not portray a meaningful snapshot of the market. To this end we will always research the market thoroughly at the time the property is going to market, rather than - as often happens - relying on out of date evidence or unrealistic expectations. Marketing a property at too high or too low a price can lose a great deal of money, so we always endeavour to give our vendors the best possible advice.
It is now a legal requirement to produce a Home Information Pack (HIP) at the time of marketing. Negative press coverage has led to general mistrust or fear of the HIP; however the documents can be produced swiftly and relatively inexpensively by our recommended HIP provider. The HIP should not put anyone off selling, as is often reported in certain newspapers.
Our properties are marketed extensively on numerous internet portals, to any relevant industry contacts, and where appropriate, through press advertising. We will always ensure full exposure to the market.
